Wealth management strategies could focus on London property

Wealth management through investing in retail estate is a common strategy, but one market expert suggests some properties may offer better returns than others.

Naomi Heaton, chief executive of London Central Portfolio, said residences costing between £500,000 and £1.5 million are the ’sweet spot’ of the market, as they attract corporate rental representatives and will always be sought after.

She argues: ’Investors who spend more money on spacious properties or three-bedroom [houses] will find they will not get as high a yield because there is not the rental demand.’

Investing in top-end houses as a means of wealth management is by nature more volatile, as fashion and financial trends could impact greatly upon buyers in this category, claims Ms Heaton.

Andrew Giller, partner and head of the Buying Solution, said recently that while foreign trophy property buyers are interested in London assets, lingering uncertainty on value means bidders are making cautious offers and are prepared to walk away if the price is not right.
